What does Willow Creek Post & Beam supply?
We supply the White Pine, traditionally crafted post & beam frame and the structurally insulated panels (SIP’s) for the walls and roof system. Your general contractor will provide the foundation, first floor joists and subfloor. We have a crew who will erect the frame for you or we can provide a technician to direct your crew on how to erect the frame. The SIP’s will be supplied and will be insulated on the frame either by our crew or your crew using our instruction manual.

What are SIP’s?
Structured Insulated Panels are a sandwich of 7/16 OSB boards, expanded polystyrene (EPS) insulation. A 6.5” SIP has an effective R-value of 22.3 compared to 16.8 for a 2x6 stud wall with an R-20 insulation. SIP Roof Panels at 8.25” provide an insulation value of >R32.

Where is the electrical wiring and plumbing installed?
SIP’s have prerouted 1 1/2” x 1 1/2” channels at a height of 16”off floor level through which the SIP’s are snaked. Other switches and receptables are typically located near doors and windows for easy access. Plumbing is run in interior partition walls to their required locations.

What equipment will we require to install
the frame and SIP’s?

Depending on the height of the timber frame, scaffolding with block and tackle lifting gear or a crane is recommended for the erection of the frame. The SIP’s for the roof system generally require the use of a crane.

After we order the frame and SIP package, how long does it take for delivery?
Generally a month is required for the production of a frame.

The frame and SIP’s comprise what
percentage of the total house cost?

Erected frame and SIP cost are approximately 30% of the total project cost, not including land. This figure depends on the amount of work that you contribute yourself to the project.

What are some other facts about
Willow Creek Post & Beam?

The delivery change is approximately $200 per load mile per truck load. Crane changes are the responsibility of the owner. We charge 20% of the frame cost for erection by our crews.

What is the cost of a typical Willow Creek
frame and panel package?

The 1664 sq. ft. Shaker Mountain Saltbox for example, costs $28, 920 CDN for the timberframe package. The roof and wall panels are priced at $19, 350 CDN. Our building systems are both high quality and very affordable.
